Bright Roscoe Village industrial loft lists for $450K

The southeast facing corner unit features two bedrooms, two bathrooms, and a private outdoor deck

While Chicago has a healthy supply of former industrial lofts turned condominiums, Roscoe Village’s Pencil Factory Lofts are a bit of an anomaly for the North Side neighborhood. Once home to the old Eversharp Pencil Factory, the handsome 1920 building at 1800 W. Roscoe Street was converted to residential use in the late 1980’s. This newly-listed two-bedroom corner unit features a number of industrial touches like 12-foot concrete ceilings, visible columns, exposed ductwork, and oversized warehouse-style windows.

The agent notes describe the 1,400-square-foot home as “recently renovated” and photos reveal hardwood floors, modern lighting, and a maple and granite adorned kitchen. Both bedrooms have plenty of storage and are fully enclosed for privacy. While acceptable, the two bathrooms would probably benefit from a refresh. The property also comes with a private tree-top outdoor deck space and includes access to a common roof terrace with skyline views.

Other building amenities include 24-hour door staff, a fitness center, and dry cleaner. While supplemental on-site storage is included in the $449,500 asking price, a parking space in the Pencil Factory Lofts’ attached heated garage will cost an additional $30,000. Meanwhile, HOA fees run $460 per month.
